There are two ways to become a property owner in Bali, because as in the rest of Indonesia, foreigners cannot register land in their own name. However, the Indonesian government does offer alternatives:

  • Lease Hold: enter into a long-term land lease directly with the landowner. Leases are generally for 25 years, with the possibility of renewal thereafter.
  • Hak PakaiLe: a system similar to the long-term lease, but the agreement is made directly with the Indonesian government. The term of a Hak Pakai agreement can be up to 100 years, subdivided into several 25-year instalments prepaid on signature of the contract.
